What you receive
I develop the building layout on the actual plot boundaries, with building lines and the required setbacks. The schedule of parameters — building footprint, gross and usable floor area, saleable residential area, number of storeys — feeds directly into the feasibility calculation.
The study covers the formal constraints: local plan provisions or the realistic scope of a planning decision, access to a public road, utilities, neighbouring development, soil classification. These factors weigh on the value of the land no less than its geometry.
The whole is delivered as a single PDF sheet in the studio's drawing standard — material for conversations with the bank, partners and the seller.

Process
The starting point is the plot's cadastral number. Boundaries, planning status, utilities and encumbrances are verified in public registers.
The building layout on the survey base and the schedule of parameters: footprint, floor areas, height — within what regulations and formal constraints allow.
A PDF sheet with the drawing, the schedule of parameters and the assessment of constraints, plus a discussion of the conclusions. The natural continuation is the planning decision and the building permit design.
